Rental Agreement

CHECK-IN: anytime after 1:00pm on Monday.

CHECK-OUT: no later than 5:00pm on Sunday.

No early check-in or late check-out available. You will be given a combination to the key lock box (located just to the side of the cottage door) before your arrival. We will be by to make sure that all is well and to answer any questions.

This is a NON SMOKING unit.

PETS — Pets are NOT permitted in the cottage under any conditions.

DAMAGE/RESERVATION DEPOSIT — A security deposit of $300 is required. This must be received within fourteen (14) days of arrival. It is fully refundable within fourteen (14) days of departure, provided the following provisions are met:

• No damage is done to cottage or its contents, beyond normal wear and tear.
• All debris, rubbish and discards are bagged and placed in shed, and soiled dishes are cleaned and put away.
• All keys are left on the kitchen table or returned to the lock box, and the cottage is left locked.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged (Please strip the used beds so we know what was used during your stay).
• No early check-in or late checkout.

PAYMENT — An advance payment equal to 50% of the rental rate is required to book and reserve dates. The advance payment will be applied toward the cottage rent. The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before your arrival date along with the security deposit and tax.

WEEKLY RESERVATION CANCELLATIONS — A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within sixty (60) days of the arrival date, forfeit the full advance payment.

MAXIMUM OCCUPANCY — The maximum number of guests is six (6) guests.

INCLUSIVE FEES — Rates include a one-time linen & towel setup for weekly rentals.

NO DAILY HOUSEKEEPING SERVICE — While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit bath towels to be taken from the units, but we provide a few beach towels for use. Please hang very wet or soiled towels or bathing suits on the deck, and damp towels or bathing suits on bedroom/bathroom hooks, not on wooden furniture.

RATE CHANGES — Rates subject to change without notice.

FALSIFIED RESERVATIONS — Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS — Any exceptions to the above mentioned policies must be approved in writing in advance.

FIREPLACES — The fireplace is a propane fired firebox. Please do not throw any paper or other combustible materials in the fireplace. Please only use during unseasonably cold weather. The landlord will give instructions.

OUTSIDE FIRES — Attend all outside fires and extinguish when not present. Do not light when very windy. Do not cut down trees. You may pick up branches on the ground. You may use a reasonable amount of firewood provided under the tarp. Please keep covered.

GRILL — Please feel free to use. If you need instructions, please ask.

WATER AND SEPTIC — The cottage uses lake water and it is not of a drinkable source. Please bring all of your own drinking water! The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200).

KAYAK USE — If a kayak is used, you assume all liability. Proper life jackets must be worn at all times, and one adult size will be provided. Please feel free to bring your own, and any children’s life jackets as they are not provided.

BOAT DOCK — Due to changing water levels, please refrain from diving off of dock. For your safety, please check water depth before entering the water.

NEIGHBORS — Please respect them- unspoken quiet hours are 10:00pm to 8:00am. Common complaints are of people speeding. We ask our guest(s) to please drive SLOWLY.

CONTENTS — Included are internet, smart TV, air conditioning, stove, refrigerator, microwave oven, coffee maker, toaster, dishes, utensils, pots and pans, washer and dryer, linens, tvs with dvd players, and hair driers. Please bring your own flashlights.

All of the cottages are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or any others whom they invite to use the premise.
